Property prices for sale in Northern Cape region

The price per m² in Northern Cape has risen considerably in the last 6 months. During November, the average price per m² was R 8 161. The following month the price decreased to R 7 321 per m². The following two months (January, February) went through a considerable deflation of 62 % in the price per m² with regard to the previous two. In the last two months, the price per m² has had a significant decrease of 56 %. This has been obtained by comparing the price of R 6 288 for the first four months of the sample with regard to the previous 4 months and the price of R 3 513 per m² for the last two months (March, April).

Based upon to the price in Northern Cape(region), these have remained the same in the last 6 months. In the first month sample November the average price is R 2 091 281. In December the price was the same at R 2 089 062. The average price for the following two months (January, February) decreased 93 % compared to the prior two. During the last two months the average price has remained stagnant and has gone from R 2 016 889 to R 2 031 276,5 during March and April.

The graph displaying the the average price per number of bedrooms shows that those with 1 bedroom are the cheapest ones. They are 60 % more affordable than the average price in Northern Cape followed by those with 2 with an average price of R 1 079 727. The most costly properties have 4 bedrooms. They are 24 % more expensive than the average followed by those properties with 3 bedrooms priced at R 1 656 115.

Based on the average price per m² those properties with 3 bedrooms are the cheapest ones with a price of R 2 644 / m² being R 3 557 / m² the average value within the Northern Cape region. The properties with the most expensive average price are those with 2 bedrooms. These are 70 % more costly than the average followed by those with 1 bedroom with a price of R 4 596 / m².

The graph displaying the average price according to the property type shows "Apartment" as the cheapest one. With an average cost of R 1 901 325 it is 62 % more affordable than the average in Northern Cape. This is followed by "Flat" with a price of R 1 073 732. The dearest property type is "Commercial" and is 49 % more expensive than the average, followed by "Townhouse" with a cost of R 2 195 477.

Based on the average cost per m² the cheapest property type is "House with a an average cost of R 3 035 / m², followed by "Apartment" with a price of R 7 371 / m². "Commercial" with an average price of R 2 840 813 / m² is the most costly type of property followed by "Townhouse" at a price of R 1 793 119 / m².
